The Yard provides an easy and flexible way to rent commercial property in Guernsey. We operate easy in, easy out terms as we understand the unpredictable nature of business and therefore ask for just 12 month’s commitment.
All of our business units are ready to occupy, so whether you are a start-up, a growing business, you need short-term space or you are simply scaling down the business, we provide a straightforward solution with minimal risk.
Your rental fee includes your business space, WC facilities, common area cleaning and drainage – so all you need to cover is your electricity, TRP and building insurance.
The Yard can accommodate a wide variety of business uses. Some of our previous and current occupiers include Distributors, Vehicle Service Centres, Vehicle Storage, General Storage, Electricians, Roofers, Kitchen Fitters, Light Industrial, Warehousing, Plumbers, Builders.
The Yard was founded by James Birch in March 2024.
James grew up in Guernsey and after a stint in the UK, returned with his family in 2019. During that time, he was involved with a number of successful businesses in the motorsport and automotive industries.
When he returned to Guernsey, he needed to rent a small commercial unit for a start-up business, but this proved to be a challenge due to lack of availability. So when an opportunity was presented to take on an empty 25,000 sqft shed in St Peter Port, James agreed a deal to rent the site in Guelles Lane and set about converting it into 10 individual units to supply a much needed demand on the island – and the site was fully let within 3 months of launching.
A second site in a prime location in the North of the Island is now being developed which should be completed by May 2025. The Yard will have 19 business units over two sites providing a leading solution for flexible business space in Guernsey.
